Shelley Caniglia is a residential Realtor who excels in locating and marketing exceptional properties, primarily in the North Central corridor, Biltmore, Arcadia, Paradise Valley and Scottsdale areas. Her company has been selected to help find homes for relocating corporate executives and sports personalities as well as being the exclusive agent for several residential developers. Her specialty is being personally involved in locating and marketing properties for a diversified group of clients ranging from first-home buyers to luxury home buyers.
After succeeding as an agent in a large residential brokerage firm, I realized I could maximize my efforts and retain more earnings by opening my own real estate business. There is a great deal of pride when you own your business, but I also feel an enormous responsibility to do my very best to maintain my reputation and relationships with clients and other brokers in the community.
What are your business philosophies?
Knowledge of the market, responsiveness, honesty and credibility are utmost in building a client base. Every year 50 percent of my sales come from my listing inventory and the other 50 percent representing buyers. This formula works well for a balanced business.
What is the most rewarding part of your business?
The relationships and friendships I have developed with clients and other professional realtors in the community. So many clients have become my personal friends, and many friends have become clients. The greatest compliment is when friends or former clients ask me to list their home or refer an associate or acquaintance to me.
How do you balance a business and a family?
I work very hard and long hours, usually every weekend and many evenings, but in my many years as a Realtor, I have always put family first. I never missed a sporting or school event. My husband is very supportive and has shared equally in raising our three sons. I get up very early and check my e-mail and MLS, and we eat out often. But I thrive on a busy life. Now that our boys are grown, we enjoy visiting our sons and grandchildren and spending time at our home in Flagstaff where I have an office.
When did you know you'd be successful?
I received my first buyer referral and found them the home of their dreams. I prepared an offer, but the buyer wanted to sleep on it. Our family was leaving the next morning for a vacation in Lake Powell. I chartered a plane, sold the house and arrived at Lake Powell by air, the same time my husband arrived with the kids by car. With the support of my family and the thrill of my first sale, I knew I had made the right career choice. Many years later, I have the same devotion and enthusiasm and give 110 percent to my clients and my family.
